Benchmarking
“Benchmarking is important in order for co-op and condo boards to make a case for energy-
efficient investments, track ongoing projects that are expected to save money and energy, set
targets for performance for potential lenders and apartment buyers, among other things.”
-Habitat magazine, September 2010 “Measure for Measure” by Frank Lovece
Benchmarking reveals the relative efficiency of a building’s underlying operational systems. It enables owners and managers to evaluate operational performance in comparison to similar buildings.
Why benchmark?
Benchmarking is mandatory under PlaNYC . The benchmarking process allows building
managers to view a usage profile of their buildings. This profile provides insight into which
areas of consumption should be focused on to increase efficiency and provide a
roadmap of potential capital improvement projects.
Following benchmarking analysis we can help management and the board focus their efforts though more comprehensive audits and recommendations of improvements. Benchmarking can also be used as a baseline for the building against which these future improvements and operational changes can be measured. Each year, the building can be benchmarked to see whether or not upgrades had the desired impact of energy use reductions.
In the benchmarking service provided, we will:
- Input energy and water usage into the EPA Portfolio Manager for PlaNYC requirements
- Perform a comprehensive energy usage profile
