Enterprise Green Communities

Van Sinderen Plaza is located in East New York; the fastest growing section of Brooklyn. The property is owned by MacQuesten Development LLC and will begin construction in the summer of 2016. It consists of two ground-up buildings totaling approximately 180,000 SF that will provide 130 affordable apartments.
Building 1 includes 102 affordable housing units with a commercial space on the ground level. Building 2 includes 28 affordable housing units with a commercial space on the ground level. Building 1 amenities include a shared roof deck, laundry room, bike parking, and a 21-car garage underground. Building 2 has the same amenities as Building 1, but is without a parking garage.
In addition to pursuing LEED BD&C New Construction, the project follow the ENERGY STAR Multifamily High Rise Residential Program – Performance Path requirements and is also a candidate for Enterprise Green Communities Certification (version 2015).
Enterprise Green Communities Criteria is developed to bring the improved health, economic, and environmental benefits of sustainable construction practices to low-income families. The mandatory criteria focus on energy efficiency, resource conservation, efficient operations, healthy living environment, and planning neighborhoods in better ways. In addition to satisfying all the mandatory criteria, Van Sinderen Plaza aims to achieve more than 50 points for going above and beyond the requirements.
The project highlights include the following:

  • the use of a high efficiency heating and cooling system
  • all ENERGY STAR appliances and WaterSense-labeled fixtures
  • undercover bike storage area
  • increased indoor air quality management during construction and before occupancy
  • construction waste diversion from landfill
  • using regionally sourced and manufactured materials with high recycled content
